Flagstar Financial closes mortgages through its Michigan retail branches, sells the underlying loans to Fannie Mae or Freddie Mac, but keeps the servicing right — the contract that entitles it to collect payments and manage escrow for the life of the loan — and earns 25 basis points a year on the outstanding balance for as long as the borrower stays put. Each new origination adds another duration-bearing asset to a servicing book that has grown past $60 billion, so the company's income depends less on how many loans it closes this quarter than on how fast existing borrowers refinance away. The problem is that the same Federal Reserve rate cuts that slow originations also prompt widespread refinancing, which shortens the life of rights already on the book and marks their value down simultaneously — and because the GSE contracts run for the life of the loan, the company cannot exit those positions without triggering a formal bulk-transfer process it controls, meaning the exposure is structurally locked in as the flip side of the recurring fee income. Growing the book faster would require more Michigan loan officers with the local borrower relationships that produce loans Fannie Mae will buy, and that kind of workforce cannot be hired quickly without degrading the very loan quality the whole model depends on.

Commercial borrowers in Michigan face a different friction: the relationship-based underwriting this company provides for local mixed-use and redevelopment projects is not something a national bank can replicate without building the same regional presence from scratch.

The software that processes loan payments and the compliance systems behind it can handle more loans without much added cost.
